Waterproofing Problems in Singapore Bathrooms: Causes and Solutions

Waterproofing failure is the number one defect reported in Singapore condos and HDB flats. Leaking bathrooms damage not only your own tiles but also your downstairs neighbour’s ceiling. Learn the causes and permanent solutions.

Cause: 1 – Poor Workmanship During Renovation: Many contractors rush waterproofing. They apply only one coat instead of the required two, or they fail to round the corners (where cracks start). Solution: Only hire HDB-licensed contractors and demand a video of the flood test (48 hours of standing water).

Cause: 2 – Cracked Floor Traps: The floor trap is a weak point. Over time, the seal between the trap body and the concrete cracks due to building settlement. Water then travels along the pipe's exterior. Solution: Use a flexible polyurethane sealant. For severe cases, replace the entire floor trap.

Cause: 3 – Failed Grout and Silicone: Grout is not waterproof – it's only water-resistant. After 2-3 years, grout erodes and silicone shrinks. Solution: Annually inspect and re-caulk all corners, especially where wall meets floor. Switch to epoxy grout, which lasts 10+ years.

Cause: 4 – No Pre-Sloping Under Tiles: Waterproofing membranes need a slight slope to drain. If your bathroom floor was laid flat, water ponds behind the tiles and seeps through. Solution: Major renovation required. The concrete bed must be re-sloped at 1:100 ratio before tiling.

Cause: 5 – Pinholes in Membrane: Nails from subsequent installations (like shower screens or towel racks) can puncture the membrane without you knowing. Solution: Always drill only into walls above 1.8 meters – that’s above the typical waterproofing line.

Professional Solutions: For minor leaks, try injection grouting (polyurethane foam) – contractors drill small holes and inject resin that expands to seal cracks. Cost: $500 to $1,200. For major failures, you need a full hack-and-replace: remove tiles, re-apply membrane, flood test, retile. Budget $3,000 to $6,000 for a standard HDB bathroom.
