No Waiting Time · Islandwide Coverage · Licensed Pros

A bathroom can look finished and still be the reason the ceiling downstairs is stained. In a stacked Singapore home, that usually comes down to pipes, a floor trap and the membrane around them — not the tile you saved on your phone.
First Service Renovation carries out plumbing and sanitary works for HDB flats, condominiums and landed houses across the island. The office is at Balestier Point, 279 Balestier Road, and the work is planned for homeowners, landlords and property agents who are renovating a toilet, a kitchen, or a whole home.
If you want a bathroom plumbing contractor who will line the pipes up with hacking, waterproofing and tiling — instead of leaving you to chase three different people — start with this scope. You get a written quotation before the date is booked. If water is already running through the ceiling, skip ahead to emergency plumbing repair. This page is for planned work.
Plumbing and sanitary works are the water supply and waste pipes in a home, plus the fittings on them. That means taps, showers, heaters, toilet bowls, basins, floor traps and the pipes that carry used water to the stack. In a Singapore renovation, the work also covers moving those points and testing them before tiles close the walls.
Clean water comes in. Used water goes out. Between those two sentences sits every tap, shower mixer, heater, basin, bidet spray and toilet bowl in the home. Sanitary works are the waste side: the pan connector, the floor trap, the bottle trap under the basin, and the discharge pipe that falls toward the stack.
During a renovation the same work usually means moving those points. A new vanity needs the waste in a different place. A walk-in shower needs the floor to fall the right way. A storage heater needs a safe feed, an isolation valve and a drain the day it weeps. None of that should be improvised after the tiles are on.
The island does not give a wet area a dry season to recover. Humidity sits high all year. The Northeast monsoon, roughly November to January, and the wetter Southwest monsoon weeks dump heavy rain on blocks from Marine Parade to Woodlands. A weak membrane or a poorly seated waste does not “dry out”. It finds the flat below.
Most people here live one above another. An HDB resale flat in Toa Payoh or Whampoa, a condo in River Valley, a terrace in Bukit Timah — the fear is the same. The neighbour knocks because their paint is bubbling. By then the leak has been quiet for months. That is why plumbing and sanitary works belong at the front of a bathroom renovation, not at the end as a surprise extra.
HDB, condo and landed homes are not the same job
An HDB toilet is tied to a fixed soil stack and to HDB’s renovation rules. Replacement of bathroom floor finishes is expected to come with proper waterproofing, and a new BTO bathroom is generally protected by a no-hacking period on the original floor. Permits, where they apply, should be in motion before the first tile comes up.
A condominium adds the management. Wet works usually need written approval, a method for waterproofing, protected lifts, and work hours the residents can live with. Older stacks in estates around East Coast or Bukit Timah are sometimes common property. You do not redesign those because a mood board said the bowl should face the window.
A landed house — terrace, semi-detached or bungalow — can hide longer pipe runs, older galvanised lines, and site drainage that an apartment never has. Addition and alteration that changes sanitary layout may need a qualified person to submit to PUB. We say so at quotation stage, not after the floor is open.
One rule sits over all three. For regulated water service and sanitary plumbing, Singapore expects a PUB-licensed plumber. Since 1 April 2018 it has been an offence to engage someone without that licence for work such as moving a toilet bowl or rerouting water pipes. A tap washer or a cleared choke is different. A bathroom plumbing contractor should tell you which is which before you pay a deposit.
Water in :
▸ Check of stopcocks, angle valves and the condition of existing hot and cold lines
▸ New or relocated cold and hot feeds for showers, basins, bidet sprays and kitchen sinks
▸ Surface or concealed piping, using the material the flat actually needs — commonly PPR, PVC or copper
▸ Isolation valves where a future leak should be stoppable without shutting the whole home
▸ Connection for a storage or instant electric water heater, including a safe drain position
▸ Washing-machine points and, where the kitchen allows, a dishwasher feed and waste
Waste out :
▸ Toilet bowl installation or replacement: close-coupled, pedestal, or a squat-to-sitting conversion where the stack allows
▸ Wall-hung bowls only when the wall and the waste fall are honestly suitable
▸ Wash basins, bottle traps, pop-up wastes and vanity plumbing
▸ Floor traps, gratings and a floor that falls toward the waste, not toward the door
▸ Shower mixers, rain arms and hand showers, concealed or exposed
▸ Kitchen sink, mixer and waste, coordinated with the cabinet installer so the trap is not kinked
▸ Sanitary ware that you bought, or ware we supply — either way it is pressure-aware and seated properly
The part people forget until it leaks :
▸ Opening up only as far as the scope requires, then making good with the other trades
▸ Holding the tiler until waterproofing is done. Membrane and pipe penetrations are one job, not two arguments
▸ A ponding test on a hacked HDB or condo bathroom floor before tiles go down
▸ A pressure check on open water joints, and a flow check on wastes, before walls and cabinets close
▸ Protection of lifts, corridors and the one toilet you are still using
▸ Debris taken away, not left in the service yard
▸ A walkthrough with you at the end, while the tools are still on site
Waterproofing itself is quoted as its own line, because it is its own trade. If the ceiling below is already marked, read toilet waterproofing beside this page. Pipes without a membrane, or a membrane cut around a badly set trap, both fail the same way.
Want the pipes hidden and the heater moved as part of a new bathroom, not a patch? That sits with concealed plumbing and heater installation. If the whole flat is in play — carpentry, flooring, electrical and these wet works together — the parent scope is full house renovation.
A real office, and years on Singapore sites
First Service Renovation has published 10+ years of experience on Singapore homes and has been a registered business (UEN 201830533K) with a desk at Balestier Point. That matters when a condo manager asks for a company name, or when a landlord in Lavender wants the same people back for the next tenancy.
The team works HDB flats, condominiums, landed houses, rental units and small commercial spaces. Plumbing is not a side note on a painting invoice. It is coordinated with hacking, tiling, carpentry and electrical work, because that is how a bathroom is actually built.
▸ Understand first. Property type, location, photos, and what you want moved. We say if a site look is needed before a price.
▸ Price in writing. Labour and materials where they apply. No “we’ll see on the day” total.
▸ Licence matched to the work. Regulated water and sanitary work is done by a PUB-licensed plumber. Ask for the name and number on the quotation and check it against PUB’s licensed plumber listing.
▸ Insurance. The company publishes that work is insured. Ask for the certificate with the quote rather than trusting a badge on a website.
▸ Timing you can plan around. Enquiries are aimed at a reply within about 60 minutes. The phone and WhatsApp line is published as 24/7 for problems that cannot wait for a renovation date.
▸ House rules respected. HDB permit path, MCST letters, noisy-work hours, lift padding. Paperwork is part of the job, not a favour.
▸ Warranty in the quotation. Workmanship terms are written for the scope you bought. We do not print a blanket lifetime promise the paperwork does not support.
A neat silicone line does not prove a joint. On open pipework we look for pressure hold. On a rebuilt bathroom floor we want a ponding test before the tile adhesive hides everything. Leak finding, where the stain has no obvious source, is done by tracing the wet — not by replacing every pipe “just in case” and hoping you feel better.
First Service Renovation is a Singapore renovation and handyman company. Homeowners call when a bathroom, kitchen or whole flat needs more than a single repair, and also when they are not yet sure how big the job is. Landlords and agents call when a tenancy turnaround has a leaking trap and a tired toilet in the same week.
The work covers HDB, condo, landed, rental and light commercial spaces. Plumbing sits beside bathroom renovation, kitchen renovation, waterproofing, tiling, electrical work and full project coordination. One scope, one quotation, one schedule. That is the point of a single company rather than a different stranger for every trade.
You can see completed work in the gallery and the longer company background on the about page.
Our Story
The pattern was always the same. Someone in a flat near Farrer Park or Geylang called about a weeping basin. Then they asked if the same visit could include the tiles. Then they asked who was speaking to the electrician. Three contractors, three dates, and a family still trying to shower before work.
First Service Renovation was built to close that gap: everyday repairs and proper renovation under one roof, with the scope written down before the hacking starts. The business is registered in Singapore and keeps an office at Balestier Point, between Novena and Boon Keng, so there is a door as well as a phone number.
The mission is practical. Make it easier to go from “the toilet smells” or “we just got the keys” to a clear scope, a price, a date and a finished wet area. The standard is the same in a 3-room flat in Ang Mo Kio as in a condo near Orchard. Understand the property. Do not sell a layout the stack cannot support. Leave the flat below dry.
We are based at Balestier Point and we book work across Singapore. The home corridor — the estates we reach fastest from the office — runs through Balestier, Novena, Whampoa, Maude Road, Bendemeer, Kallang, Lavender, Farrer Park, Little India, Jalan Besar, Rochor and Kampong Glam. A toilet in a walk-up off Owen Road and a condo by United Square are both normal weeks for us.
Beyond that corridor we schedule the rest of the island by property type and access, not by a postcode we refuse. Send the address. If a condo needs a weekend slot because the management bans noisy work on weekday nights, say so in the first message.
Central and the city fringe
We regularly group jobs around Toa Payoh, Thomson, Newton, Orchard, River Valley, Tanglin, Bukit Timah, Holland Village, Queenstown, Tiong Bahru, Bukit Merah, Tanjong Pagar, Chinatown, Bugis and Marina Bay. Older resale bathrooms in this belt often hide copper lines and floor traps that no longer sit flush.
Along the east we cover Marine Parade, Katong, Joo Chiat, Siglap, East Coast, Kembangan, Bedok, Simei, Tampines, Pasir Ris and Changi. Landed streets off the East Coast and HDB blocks in Tampines need different access plans. The waterproofing standard does not change.
North-east and north
North-east jobs commonly sit in Serangoon, Kovan, Hougang, Sengkang, Punggol and Seletar. To the north we cover Ang Mo Kio, Bishan, Yishun, Sembawang, Admiralty and Woodlands. Newer BTO bathrooms here often cannot be hacked yet. We will say that before you fall in love with a sunken shower.
West
The west run includes Buona Vista, Dover, Clementi, Jurong East, Jurong West, Bukit Batok, Bukit Panjang, Choa Chu Kang, Pioneer, Boon Lay and Tengah. A full bathroom in a Jurong resale flat is sequenced the same way as one in Balestier: pipes, test, membrane, then finishes.
If your estate is not named, it is still in range. Singapore is one service area for this company. The neighbourhood list is here so you can see we mean the island, not a single town council.
Cost and timing :
How much do plumbing and sanitary works cost in Singapore?Ans : In Singapore, plumbing and sanitary works often run from about S$80 for a tap change to S$1,800–S$3,500 for a full HDB bathroom re-pipe. Condo and landed homes cost more when access rules or concealed pipes apply. First Service Renovation quotes after photos or a site visit, with labour and materials shown before you confirm.
How long does a bathroom plumbing contractor take for an HDB toilet?
Ans : A single fitting, such as a tap or basin waste, is often finished the same day in an HDB flat. Concealed re-piping with hacking needs more time, because waterproofing must cure and a ponding test should pass before tiling starts. In a full-house renovation, First Service Renovation sequences the plumbing so the rest of the flat is not left waiting.
What is the process from enquiry to handover?
Ans : Send the property type, location and photos. We confirm what must be seen on site, then send a written quotation. After you accept, we agree access and timing, carry out the plumbing, and test open joints before finishes close them. You review the completed scope with us before the job is closed. No drawing is required to start.
Rules and requirements :
Do I need a PUB-licensed plumber in Singapore?Ans : Yes, for regulated water and sanitary work. Since 1 April 2018 it has been an offence to hire an unlicensed person to install or move a toilet bowl, reroute a water pipe, or alter a discharge pipe. Changing a tap or clearing a choke can be ordinary handyman work. We tell you which licence the job needs before anyone starts.
Can I move the toilet bowl in an HDB flat or condo?
Ans : Sometimes. In an HDB flat the soil stack stays put, so the bowl can only shift as far as a proper waste fall allows. In a condo, the management may refuse a move that touches a common stack. A bathroom plumbing contractor should check the stack, floor depth and house rules before the layout is promised.
What are the HDB rules for new BTO bathrooms?
Ans : A new HDB bathroom usually sits under a waterproofing warranty. During that period, hacking the original floor is generally not allowed except through HDB’s approved path. Fittings, a vanity and overlay finishes can still be updated if the membrane stays intact. Check the current HDB guideline for your block before anyone quotes hacking.
Local problems :
Why do bathrooms leak in Singapore, and who is responsible?
Ans : Leaks usually start at a tired membrane around the floor trap, a loose bottle trap, or a concealed joint that has sweated in the humidity. Rain does not create the fault, but monsoon weeks reveal it on the ceiling below. If the water comes from your flat, your neighbour will look to you. Fix the source before you retile.
Do you cover my estate, from Balestier to the new towns?
Ans : Yes. First Service Renovation is based at Balestier Point and serves the island, from Novena, Whampoa, Toa Payoh and Kallang out to Tampines, Punggol, Woodlands and Jurong. Condos need management approval and lift protection. Landed houses may need a longer sanitary check. WhatsApp the address and we will confirm the earliest visit.

What we did
We opened the wet area only as far as the waste and the water points required. The basin waste was reseated, the shower mixer was moved to suit a new screen, and the floor trap was reset so the fall ran toward it. Tiling waited. Waterproofing went in around the pipe penetrations, then a ponding test. Only after that did the new floor go down. The family kept the second toilet in use the whole time.
The result
The source of the leak was closed before the new finishes hid it. The downstairs ceiling was a separate repainting conversation between neighbours, which we explained plainly rather than promising to “sort the other flat” inside this scope. The owner got a bathroom they can actually shower in, with valves they can reach the next time a hose weeps.
If your photos look like this — stain below, slow trap, renovation already on your mind — send them. A repair and a renovation are priced differently, and we would rather tell you which one you need.
